Our Conditions for the 30 days Rental Guarantee:
We stand behind our decisions. If we placed a tenant and at anytime they fail to live up to their promises we will process the eviction at cost. You will only pay for postage, filing fees, and the actual cost of the eviction crew. It's rare, but we'll be there from the demand letter, court appearances, and the final set out.
We guarantee that you will NEVER pay 2 leasing fees in the same 12 month period. The only exception would be a federal military relocation, which are out of anyone’s control. We guarantee your tenant will stay 12 months or we will find a replacement for equal or better rent at no additional charge.
Making a home rent ready can be tedious. There are numerous vendors to call on like maid service, carpet cleaners, handymen, glass replacement, gutter cleaners, lawn service and in some instances its a good time to start major projects. Don't forget about the utilities! Rely on Advantage Property Mgmt's extensive network of vendors and our expertise in managing the process to make it as simple as possible. At only $200 + $10 per utility it's affordable too
When you refer a friend or family member that has a home to rent out to us we provide you and the referred party a 1% discount on mgmt fees (down to 7%) or 1 month free mgmt.
