Am I required to make my property available to Section 8?
We leave that decision up to you. We work with all local housing authorities, however any tenant is still screened and required to meet our minimum criteria. -
Are you licensed?
Yes, we are a duly licensed brokerage by the GA Real Estate Commission and exceed the minimum continuing education requirements. -
Can you put the money directly into my account?
Yes, our software will direct deposit into the account you provide. -
Do I get to see the lease or sign it?
We manage all aspects of the lease including the actual legal document. We are happy to share it before or after signing, but the advantage is your name does not appear on the lease. -
Do you sell real estate too?
Through our sister company, Coldwell Banker Bullard Realty (www.cbbullard.com), we can serve all your Real Estate needs. -
How and when do I get my checks?
We process owner deposits on the 7th of every month (or the next business day) and every Tuesday of the month after the 7th. As long as the funds have cleared our bank account we don’t hold them any longer than the following Tuesday. -
How is rent collection handled?
We accept every type of payment we can. Whether a tenant wants to pay by check, money order, cash, ACH or credit card we have a system in place. -
How long of a lease do you sign?
We sign leases 12 months at a time, but are happy to work with you if the timing needs to be adjusted. -
How much security deposit do you charge the tenant?
The minimum security deposit is 1 month’s rent. -
How soon can you start managing my property?
We’re ready when you are. We can help you get the home ready or start marketing when you provide us the keys. If a tenant is in place we’ll help you with transition too. -
What type of properties do you manage?
We can handle all types of property. Single family, multi-family, or commercial. -
What type of reports do I get and how often?
We publish a monthly statement to your dedicated portal. You can also use the portal to see the activity anytime day or night. -
Who holds the tenant security deposit?
Advantage Property Mgmt handles that for you too. We collect it at move-in, account for it on every monthly statement, and disburse it according to state requirements for you.
