Our policy is that all adults that occupy a property must apply for the property and be named on the lease. We put everyone through an extensive 5 point screening process that includes credit, criminal background, income, civil background, and previous rental history.
With good technology we make it easy for tenants to pay and pay on-time. We collect all rent owed to you, direct deposit to your account, provide a monthly statement & provide annual tax forms.
We enforce the lease which includes making sure rents are paid on time, following through on the penalties if they are not and making sure the property is kept in ideal condition. We collect and maintain security deposits and make sure you are covered if disputes arise.
We are on call for all emergency maintenance calls. We make sure the items reported are true maintenance issues and if so have a network of local contractors to handle every situation professionally and quickly. We see that the contractor is paid and that your reports are updated accordingly.
We perform routine inspections of every property. We know unreported maintenance or unmonitored tenants can create large expenses.
We stand behind our tenant placement procedure. If we have placed a tenant and they fail to perform we handle the eviction at cost only. No extra charge for our experience or time or headache. Our goal is to always make it right.
Through our network of vendors we can manage getting your home ready for the market. Whether its a simple cleaning or a total rehab we can manage the process from start to finish.
